Roof replacement

Replacing a roof with metal, in the order we do it

What happens on your property, step by step, so there are no surprises on the day the crew arrives.

Day by day

What the crew does

  • 01

    Walk-through

We walk the property with you and note gates, animals, power lines and where the trailer goes.

  • 02

    Old roof off

Old roofing comes off to the deck, unless we agreed in writing to lay metal over it.

  • 03

    Deck check

We look for rot. If we find some, we stop, show you and price the repair in writing before we go on.

  • 04

    Underlayment and flashing

Underlayment, drip edge and flashing around chimneys, vents and walls go on before any panel.

  • 05

    Panels and trim

Your cut panels go on, then the trim and the ridge cap. The crew is tied off on every roof.

  • 06

    Cleanup and walk-through

We sweep the yard with a magnet for nails and scraps, then walk the roof with you.

Before you book

Tell us three things

  • Gates, animals and gardens

Tell us where the dogs, the horses and the garden are. We close gates behind us and cover plantings next to the walls.

  • Permits

Inside Fredericksburg city limits the city may require a permit, and our registration there lets us pull it. We tell you at the estimate whether yours needs one.

  • Rainwater tank

If the roof feeds a tank, tell us before we order panels. The coating and the gutters matter.

Replacement questions

Do I need to be home?

No. We like to walk the roof with you at the start and at the end, and we call if we find anything on the deck.

What about the livestock and the dogs?

Tell us when you book. We close gates behind us and park out of the way of animals.

What if you find rot?

We stop, show you the photos and price the repair in writing. Nothing extra is done before you agree.

Ready for an estimate?

Write, call or text a photo of the roof.
