Roof repair
Repairs on metal roofs, barns first
A loose screw, a split seam, a cracked boot around a vent: most metal roof leaks start small. Tell us where you see water and we will look.

Common repairs
Where metal roofs leak
Backed-out screws and tired washers
On lámina, screws loosen as the steel moves with the heat, and rubber washers crack in the sun. We reseat or replace them.
Flashing, chimneys and vent boots
Where the roof meets a chimney, a wall or a pipe, sealant ages first. We rework the flashing.
Ridge cap and trim
Wind can lift a ridge cap or a rake trim. We refasten or replace it.
Dents and punctures
A dent is mostly how it looks. A puncture or a split lets water in, and we patch or replace the panel.
Open seams
A standing-seam joint that has opened or a lap that has lifted. We close it and look for the cause.
Rust at cut edges
Rust at a few spots can be treated. Widespread rust is a conversation about replacing.
Repair or replace?
How we decide
| A replacement makes sense when | A repair makes sense when | |
|---|---|---|
| Leak source | A replacement makes sense whenWater at many places, or none we can trace | A repair makes sense whenOne place we can find and fix |
| Panels | A replacement makes sense whenRust through the steel or widespread corrosion | A repair makes sense whenSound steel with surface rust in a few spots |
| Fasteners | A replacement makes sense whenHoles are stripped across the roof | A repair makes sense whenScrews and washers can be replaced |
| Deck | A replacement makes sense whenSoft or rotted in more than a patch | A repair makes sense whenDry and solid |
