Estimates
Estimates, and how pricing works
We do not post prices, because a roof is priced by the roof. Here is what decides the number, what is in the estimate, and how and when you pay.
How pricing works
What decides the price
A metal roof is priced by the roof, not by a flat rate. These are the things that move the number.
Roof size and slope
Panel type: ribbed lámina or standing seam
Steel gauge and finish
Tear-off, and how many layers are there
Height, access and how many buildings
What the estimate includes, and what it doesn't
It names the panel, gauge and finish, the trim, underlayment and flashing, tear-off and disposal, and cleanup. It cannot include deck repair we cannot see until the old roof is off.
Included: panels, trim, underlayment, flashing, disposal
Not included: hidden deck repair, unless listed
Permit fees are a listed line
What happens at the visit
We walk the roof, or look from a ladder when it is not safe to walk, then measure and take photos. The visit and the estimate are at no charge for roofs in our service area.
How and when you pay
Nothing is due to order custom-cut panels. Your estimate lists each payment and when it is due.
Materials and who buys them
We order the panels, trim and fasteners, and the estimate names them: maker, panel, gauge and color. A different color or finish changes the estimate in writing before we order.
When you get the number
In writing, before work starts. If something changes, the change comes in writing first.
Home contracts carry the lien disclosure statement Texas requires.
The visit
From your call to the written estimate
- 01
You call or text a photo
Tell us the town, the building and whether water is coming in. We set a time to come, and you do not have to be there: leave the gate open and tell us about the dogs.
- 02
We look and measure
Every slope, chimney, vent and edge.
- 03
We talk through the panels
Lámina or standing seam, gauge, finish and color, on samples.
- 04
You get it in writing
The estimate lists the work, the materials and each payment.
Before we visit
Text us photos first
Photos of the roof from the ground, of any stains inside and of the old panels or shingles help us answer faster and arrive knowing what to bring.

Ask for your written estimate
Tell us about the roof. We answer by the next business morning.
